Since AMPS took over early 2015 this place has gone down hill fast. Pest control is non-existant, we've had more ants and spiders in our apartment than ever. "This is the time of year when we get the calls," said Kenneth Vander Meeden, president and CEO of the local BBB. "People want to get the furnace checked, and they're told they've got a crack in the heat exchanger or some other part and that it could be dangerous to your health. The state Department of Energy, Labor and Economic Growth warns homeowners to get three independent written estimates from licensed contractors before agreeing to any expensive furnace repair of replacement. The elderly, especially, are often tricked into unnecessary furnace repairs, the department reports. Vander Meeden said he agrees with the three-quote recommendation, although most contractors are ethical and do a good job. "When in doubt, check it out," he said.
"We say it a billion times a year and this one of the times: Do your homework. You need to check how reputable a company is — or how disreputable." The local BBB, which covers 38 counties, received 53 complaints so far this year regarding the heating and cooling industry, he said. But the calls really start in earnest when cold weather sets in, he said. The state did not provide statistics on how widespread a problem furnace repair fraud is. But the department states that "scam artists" often become active in the fall. Door-to-door "handymen" sometimes fool residents into duct cleaning or repair work, but Vander Meeden said actual businesses can be the bigger problem when they are called to inspect a problem and then claim expensive work is needed. Often, a worker will say a carbon monoxide leak requires an entire unit to be replaced, Vander Meeden said, adding the homeowners should call the utility company to verify the claim. • Clean air returns yearly; • Have a licensed, reputable contractor clean the system every two years.
• Get three independent, written estimates if a repair or replacement is recommended. Be sure a contract stipulates that final payment is not due until after a mandatory inspection by a mechanical code enforcing agency. • Ask to see a Michigan mechanical contractor's license. Write down the license number and verify it at www.michigan.gov/bcclicense or 517-241-9325. • Don't fall for phone solicitations of free or low-cost cleaning. Once in the home, a worker might claim there's a serious problem that needs repair. • If you're told a furnace problem threatens your health, ask for a written copy of the test results and call the utility company. • Don't hire someone with a household-type vacuum. Proper cleaning requires a high-volume system and possibly a steam process. A company's license status can be checked at www.michigan.gov/bcclicense. Homeowners can do a few things before seeking professional help, said Cheri Rysko, office manager at VanderHyde Mechanical Services Inc., which had a busy day after the first area frost Monday morning.
